Our proposal for a sixteen storey new luxury apartment building in San Isidro, Lima, is determined by the competition brief and the constraints of the site. The brief calls for 14 apartments of 400 sq.m. each, 3 apartments of 250 sq.m. each, sub- grade parking and rooftop social areas. The site constraints include progressive boundary setbacks and height limitations. This design maximizes natural ventilation to the building, and for each apartment provides clear delineation of public and private areas. The core at the centre with direct access to the centre of the apartments reduces wasted circulation, and creates separated maids access to each apartment. The apartments are light and breezy, with abundant patios and planter boxes. The building features a spectacular double height lobby and elegant communal roof terrace. Front and rear façades are modulated to provide a sophisticated urban expression to the building.
